Do I need tenant insurance?If your rental agreement says that tenant insurance is required, you must get it.
If the landlord gave you Ontario’s standard lease, you can check section 11 to see if tenant insurance is required.
In your rental agreement your landlord can require you to have tenant insurance with liability coverage. Liability coverage pays for costs if you accidentally cause damage or injure someone. If you don't have this coverage, your landlord can apply to the (LTB) to you.
Your landlord can't require you to get contents insurance. Contents insurance pays to repair or replace your belongings if they are damaged.
Your landlord will probably give you some time to get insurance if you don't have it already. But they might not agree to sign the rental agreement until you agree to get it.
Sometimes landlords try to require tenant insurance after you've moved in, even though you didn't agree to it when you first started renting. If this happens, you don't have to get tenant insurance.
