It requires them to fulfill the terms of the contract as written, notwithstanding the previous breach. A court may order specific performance when “monetary damages are somehow inadequate to fix the harm”. This remedy is more common in real estate disputes. For example, a seller may be ordered to sign a property over to a buyer as required in the purchase agreement.
