America's Top 10 Most Affordable Beach Towns for Retirees (2024)

A staggering 16 million Americans will be turning 65 over the next four years—and some of them might opt to spend their golden years with some sand between their toes.

And while beach towns have long been popular destinations for retirees, many coastal getaways have become unaffordable. And not all are geared toward older people who want to live near healthcare providers or take advantage of lower tax rates.

That’s why it’s important to carefully explore the options when on the hunt for a forever home by the sea.

To help homebuyers pinpoint the best beach towns for their retirement years, Realtor.com combed through Census data to find coastal areas with a large share of households where residents are 55 and older. We also analyzed Realtor.com listing data from May 2024 for the places where properties sell for a low price per square foot. From there, we chose one city per metro area, focusing on ZIP codes with at least 20 listings.

1. Calabash, NC

Median list price: $367,100

Landing at the top of our list, this quaint fishing village is widely recognized as the seafood capital of the world. In addition to dreamy dining, residents enjoy affordable home prices and a host of other senior-friendly features.

“Retirees appreciate the affordable cost of living, a comfortable climate, and easy access to medical facilities, major highways, and two airports,” says Lisa Ragland, of the Ragland Real Estate Team at Epique Realty. “This charming coastal area at the North Carolina/South Carolina border is far enough away from the fast-paced Myrtle Beach area yet moments away from highly-acclaimed golf courses, entertainment, culture, dining, and shopping along Grand Strand.”

2. Lillian, AL

Median list price: $349,500

For retirees who prefer calm waterways rather than crashing waves, Lillian, AL, delivers with plenty of kayaking, fishing, and boating in Perdido Bay.

The Gulf Coast is just a short drive away, so it’s possible to enjoy the best of both worlds in a small-town setting with a population under 2,000.

3. Punta Gorda, FL

Retirees who want the coastal experience but don’t want to go quite so far south may find their own private paradise in Sunset Beach, NC. Aside from the beautiful seaside homes, North Carolina makes a great retirement destination because the Tar Heel State doesn’t tax Social Security benefits, and all other retirement income is taxed at just 4.75%, meaning you’ll have more money in your wallet at the end of each year.

5. Grant-Valkaria, FL

Florida is always at the top of the list for those looking to hang up their snow shovels when they retire. And on that front, it really doesn’t get much better than Grant-Valkaria, FL. Set along 5 miles of the scenic Indian River Lagoon, this location puts residents just a few minutes away from the perfect spots to go swimming, fishing, or boating.
