While house hunting, you may hear your REALTOR® remark that a home appears to have “good bones.” But what does this phrase really mean?

Labeling a house as having “good bones” can depend on the opinion of the individual REALTOR® or buyer, but there are several features that most of these homes tend to share.

A solid infrastructure

Kris Simpson, inspector and owner of Honest Home Inspections, says a home’s structure is quite literally it’s “bones,” so things like good quality construction materials, a solid foundation, and a sturdy roof are important.

“And remember that moisture is the number one culprit that weakens and compromises a home’s structure, so be on the lookout for things like cracks in the foundation, roof leaks, a musty smell, etc.,” he said.

Simpson says a home is made up of several interdependent systems, so beyond the “bones” there are some other big-ticket items that should be carefully examined.

“Think of the HVAC as the home’s respiratory system, and the electrical components as the circulatory system...these things all need to be working efficiently and functionally in order for a property to truly have ‘good bones.’”

Another biggie is the plumbing. Not only is this system expensive to fix, but problems here can potentially lead to water damage, which could affect other areas of the home.

A floor plan that flows

Buying a home and then reconfiguring the entire layout is not ideal...or cheap.

“Make sure the layout works for your lifestyle and that the overall square footage and size of the individual rooms is adequate for your needs,” said Simpson. “Adding on may not always be possible, and even if it is, it can be a costly undertaking.”

A good amount of natural light

Having plenty of natural light and well-constructed windows is a major plus when buying a home.

A bright, airy ambience can also come from a home being optimally situated on the property. Windows that face south typically get lots of light throughout the day, while north-facing windows receive less. Windows on the east and west generally get strong morning or afternoon light, respectively.

A few charming details

Many buyers are attracted to older homes or fixer-uppers because of their unique or historic features, which aren’t as common with newer construction. Think exposed wooden beams or brick, wainscoting, and crown molding. If features like this are important to you, then it should definitely be part of your “good bones” criteria.

But there will be cosmetic fixes

The walls may need a fresh coat of paint, the carpet might need to be replaced, or an outdated kitchen may need some sprucing up, but the good news is these projects aren’t typically as expensive as structural repairs or plumbing and electrical fixes.

A professional inspection is critical

While a home may appear to have “good bones,” the only way to truly know for sure is to conduct a professional home inspection. An inspection typically includes a thorough look at the condition of a home’s heating system, central air conditioning system, interior plumbing and electrical systems; the roof, attic, and visible insulation; walls, ceilings, floors, windows and doors; the foundation basem*nt, and visible structure.

In addition to the standard inspection, you might also consider adding on tests for radon, mold, and lead-based paint, as well as a pest inspection and a well and septic inspection, if needed.

Simpson, who is certified through the International Association of Certified Home Inspectors, says an inspection can also be a great tool for future planning, especially when purchasing an older home.

“Most inspectors will provide estimates on the ‘life expectancy’ of certain items like the roof, furnace, and appliances,” he said. “That’s why it’s a good idea for buyers to attend their inspection. Not only can you learn a lot about the home you’re buying, but it’s also a great opportunity to ask questions and discuss any concerns.”
