What is a reservation payment? ›

Reservation Payment means, for each Billing Period, the payment to be made by Purchaser to Seller for the Contract Capacity of a Dedicated Unit available to Purchaser or for Replacement Capacity during such Billing Period, in accordance with Section 10.1.

Your payment method will be charged as soon as your reservation is confirmed (excluding security deposits). This applies for Instant Book, too. No matter how far in advance you book, the Host doesn't receive payment until 24 hours after your scheduled check-in.

You'll be charged once a Host accepts your reservation request or immediately if you use Instant Book. You may be able to split the cost into multiple payments if your reservation meets specific criteria, or you can pay the full amount in one go.

Airbnb may make available to Guests the option to pay a portion of the booking's Total Price at the time of booking and pay the remainder of the Total Price at a later time prior to check-in (“Pay part now, part later”). Availability of this option may depend on the Listing and/or Payment Method.

The bank reserved the money at the time of the purchase and it was done to make sure there were sufficient funds to complete the payment. The reservation will be removed after a few business days and the money will then appear in the account again.

The term reservation fee, refers to the fee charged by a hotel for booking a room. It is very similar to a Security Deposit – meaning it is paid in order to secure the room of the buyer. Though it is only then refundable if the buyer cancels the booking before the fees deadline.

For example if you are selling a property for $500,000, but your reservation price is $450,000, then buyers will only offer you the minimum they can get away with paying. By withholding your reservation price, you may have buyers propose to buy the property for $480,000, which would result in a successful deal.

Reservation fees are commonplace in buying a new build and shared ownership property. We also think they may have a place in the normal home buying and selling process if they're done right.

A reservation easem*nt is different from an easem*nt by grant in that in a grant easem*nt, an individual gives another person access to their property, while in an easem*nt by reservation, an individual retains certain rights in his property when transferring ownership to another party.
